We list to sell or for rent on the REALTOR ® MLS and you choose the commission. In some cases a broker will not take a listing is the buyer agent fee is too low. Most clients offer 2-3% to the buyer agent but it is up to you. Rentals fees to the leasing agent vary, but 1/2 the first month's rent is a good average.
We provide all the necessary contracts, forms, disclosures and addendums needed to get you from where you are now to the closing and sale of your home. Everything is very simple and is done electronically through a computer, ipad or smart phone. We only use only state approved contracts provided by the real estate commission and approved contracts by the NATIONAL ASSOCIATION OF REALTORS®.
We will be happy to come to your home to meet you. We are happy to answer any questions you might have and give you feedback on your home.
You will have my personal cell phone number. I will deal with you personally and be your point of contact for everything. I will answer and respond quickly any day of the week. I am a local executive real estate broker.

The only way to get on realtor.com is the be listed with a REALTOR® on the MLS. We have set up the MLS to feed your property onto realtor.com.

The fact of the matter is a vast majority of buyers are going to find your home on the internet first. If they do not your home from the pictures the odds of them coming to see it in person are little to none. It is worth the small amount of extra money to have professional photos done. We have people we trust and use for photos in every market. They do excellent work and your photos will be amazing!
The Basic Plan is for those wanting MLS marketing, without the extras. This plan is designed for those who are experienced with the entire selling process and will need very little broker support. Support is available but with extra fees.

The only things not inlcuded are Professional Photos. It is strongly recomended that you get professional photos done. If you already have Photos this is the package for you!

During the marketing phase:

When you get a contract:
* We go over the contract page by page, discuss and explain all options in detail.
* Offer advice/opinions and what we would do if it were our home.
* Figure closing cost to see what you would “walk away with” or net proceeds.
* Handle negotiations with buyer’s agent.
During option period and repairs:
* This is right after the contract is signed and the buyer does inspection.
* Discuss options and get back with buyer’s agent what you are willing to do with regards to repairs.
During closing with the title company:
* Review the closing statement to make sure everything is accurate
