Listing term depends listing plan. You may cancel listing at anytime, for any reason, unless your home is under contract. The MLS does not allow us to cancel, if a property is under contract.

Once you are on the MLS, your listing will automatically down-load to Zillow & Trulia. Downloading to all web sites is a function of the MLS in your area.

Agents send offer to listing agent & seller at the same time!

www.SendOffer.com is a site that we own, exclusive to Listing Results, LLC, that is posted on the MLS for agents to send offers. 
You get the offer the very moment the buyer agent sends the offer.  If the agent sends the offer at 2AM on Sunday morning, you get at that moment with instructions on how to handle the offer. Texas law does not allow the buyer agent to send the offer directly to the seller without sending to listing agent. SendOffer.com sends to listing agent and seller at the same time, in one simple step!

We provide all necessary contracts, disclosures, and addendums needed to sell or lease your property. We only use only state approved contracts provided by the real estate commission and approved contracts by the NATIONAL ASSOCIATION OF REALTORS®.

How it works:
Let's say an agent needs to show five homes. All they do is make one call and set the showings. They will set the appointments with the owners. Easy for the agents and easy for you. You do not have to verify it's an actual agent as  does all verification. Clients that do not use the showing service, do miss appointments due to the fact it is hard for agents to set appointments.

After each show, CSS showing service emails each buyer agent for feedback. You have your own personal site to monitor feedback and showings. This is a fantastic service.

When we do a CMA (Comparative Market Analysis) we look at two things:

• What is overall consumer demand in your area
• What have properties similar to yours sold for (comps)
• After we run the data, we can discuss in detail 

• Review contract, page by page
• Offer advice an opinion
• Calculate closing cost
• Review done by phone & email

After we look at the sales contract, we estimate closing cost and send to you by email.

Once we have discussed contract, we will prepare and send counter offer to buyer agent.

Contract Review: (offer advice & opinions)
* We go over the contract page by page, discuss and explain all options in detail.
* Offer advice/opinions and what we would do if it were our home.
* Figure closing cost to see what you would “walk away with” or net proceeds.
* Handle negotiations with buyer's agent
 
During option period and repairs:
* This is right after the contract is signed and the buyer does inspection.
* Assist with negotiations for repairs

We set you up for esigning of all sales contracts and addendums:

We hire a professional company to come out and take photos. Includes standard photos.
* Drones and other photo options are additional fees.

Many clients feel more comfortable using the "REALTOR® Electronic Key Box"
